One of the most common questions we hear from Houston homeowners is "when should I have my house pressure washed?" The short answer is that you can pressure wash any time of year in Houston because the climate never really gets cold enough to create problems with freezing water. But some months are significantly better than others, depending on what you are trying to accomplish, what surfaces you are cleaning, and what Houston's weather has done to your property recently.

This guide breaks down the best and worst times to schedule pressure washing in the Houston metro area, month by month, based on our experience cleaning thousands of properties across the region.

January and February: Post-Holiday Reset

January and February are quiet months for pressure washing in Houston, and that works in your favor. Scheduling is wide open, which means shorter wait times and sometimes better pricing. Temperatures average in the 50s and 60s during the day, which is comfortable working weather and warm enough for cleaning products to work effectively.

This is a good time to address any mess from the holidays (outdoor entertaining, foot traffic from guests, spilled drinks on the patio) and to clean surfaces before spring pollen arrives. If you had holiday lights mounted on your gutters and eaves, removing them often reveals buildup underneath that has been hidden for weeks.

The downside of early winter cleaning is that you still have the entire pollen season ahead of you. If you clean in January, your surfaces will look great for about two months before live oak and pine pollen coat everything again. For that reason, we generally recommend early winter cleaning as a supplemental wash for homes that need twice-yearly service, not as the single annual cleaning.

March and April: Pollen Season (Wait If You Can)

March and April are pollen season in Houston, and it is intense. Live oak pollen peaks in late February through March. Pine pollen follows in March through April. Oak, pecan, and hackberry pollen fill in the gaps. On bad days, you can run your finger along any outdoor surface and pick up a visible yellow-green film.

We do not recommend scheduling your annual exterior cleaning during peak pollen season unless you have a specific reason (selling your home, hosting an event, or addressing an HOA violation). If you clean in mid-March, pollen will be back on your surfaces within days. You will spend money on a result that does not last.

If you must clean during pollen season, the best approach is to wait until the last week of April when pollen counts drop significantly. By then, the worst is over and you can get a cleaning that will hold through the summer months.

May: The Sweet Spot

May is the single best month for annual pressure washing in Houston. Here is why:

  • Pollen season is over. Your surfaces will stay clean for months instead of days.
  • You are cleaning ahead of the summer humidity spike, which means you are removing the organic material (pollen, dirt, leaves) that mold and algae feed on during the hot, wet months.
  • Temperatures are warm (80s) but not yet at the punishing peak of July and August. This matters for cleaning products that work better in warmth but can dry too quickly in extreme heat.
  • It is before hurricane season (June 1), so you are also doing pre-storm maintenance that protects your home's exterior during tropical weather events.
  • Scheduling is still reasonable. By June and July, many homeowners are calling at the same time, and wait times increase.

If you are only going to have your Houston property pressure washed once a year, schedule it in May. This timing gives you the longest stretch of clean surfaces through the summer and fall.

June Through August: Peak Season (Book Early)

Summer is the busiest time for pressure washing companies in Houston, and there are a few reasons for that. First, this is when biological growth is most visible. The combination of 90-degree temperatures, 85% humidity, and frequent afternoon thunderstorms creates ideal conditions for mold, mildew, and algae. Homeowners who skipped spring cleaning start noticing green and black growth on their siding, fences, and driveways and call for service.

Second, this is when HOA inspections ramp up. Many Houston-area HOAs conduct their most thorough rounds of property inspections in summer, and the resulting violation notices drive a surge of calls to pressure washing companies.

Third, summer is peak real estate season. Homes being listed for sale need curb appeal, and a pressure wash is the fastest and most cost-effective way to get it.

The downside of summer scheduling is heat. Houston summers regularly hit 100 degrees with heat index values exceeding 110. Working in these conditions requires more frequent breaks, which means jobs take slightly longer. Cleaning products also dry faster in extreme heat, which can reduce their effectiveness if they evaporate before they have time to work on the surface. Professional crews adjust their application techniques to compensate, but DIY homeowners using rented equipment may struggle with this.

If you want to book summer service, call in late May or early June. By mid-July, most reputable companies have a two to three week backlog.

September: Post-Hurricane Cleanup

September is still technically hurricane season, and the peak of Atlantic hurricane activity runs from mid-August through mid-October. If Houston takes a direct hit or even a near-miss from a tropical system, the demand for pressure washing and exterior cleanup skyrockets immediately after the storm passes.

Post-storm cleaning is a different service from routine maintenance washing. It involves removing flood residue, mud, debris, and contaminated material from exterior surfaces. October and November: The Second Sweet Spot

October and November are the second-best window for annual pressure washing in Houston, after May. Temperatures drop into the 70s and 80s, humidity decreases slightly, and the summer's heavy biological growth is still fresh enough to remove easily.

This is an ideal time for a fall cleaning if you did your first wash in the spring. For homes under heavy tree canopy (common in neighborhoods like The Heights, Montrose, River Oaks, Memorial, and Meyerland), a fall wash removes the leaf litter, seed pods, and organic debris that accumulated during summer. This prevents that material from sitting on your surfaces all winter, decomposing and feeding mold growth.

October is also when many Houston homeowners start thinking about holiday entertaining. If you are hosting Thanksgiving or holiday parties and want your outdoor spaces to look their best, schedule your cleaning for mid to late October. The results will hold through the holiday season.

December: Fine for Maintenance, Not Ideal for Deep Cleaning

December in Houston is mild by national standards (average highs in the 60s), but it can bring the occasional cold front that drops temperatures into the 30s or 40s. Pressure washing in cold weather is not dangerous, but cleaning products work less effectively at lower temperatures, and water takes longer to evaporate, which can leave surfaces looking wet and dull for longer after cleaning.

December is fine for a maintenance wash or a specific job like driveway cleaning before a holiday gathering. But for a full-property deep clean, you will get better results in the warmer months when products are more effective and surfaces dry faster.
